By agreeing to these Terms and Conditions, the customer acknowledges and accepts the outlined
responsibilities and scope of work.
Scope: Replace the damaged subfloor section at the old-refrigerator leak — the
owner-cut 6×7 ft (42 sq ft) opening — with new plywood installed top-down to sound framing, blocking
as needed. Remove the existing square vinyl floor coverings (kitchen, hallway, half bath, pantry and
utility/coat closets — 159.5 sq ft, 2 layers in some areas) down to the bare subfloor. Level the low
spots with self-leveler so the new floor sits level. Supply and install LVP (200 sq ft including
waste) at the $2.00/sq ft material budget; the owner picks the style at Floor & Decor, Hampton,
and an over-budget selection is billed as the difference. Install 3 transitions (bedroom, foyer,
family room / kitchen) and quarter round at covered baseboards, primed and painted to match the
existing trim. The half-bath toilet is pulled and reset on a new wax ring and the vanity is removed
and reinstalled (same unit). The refrigerator is moved for the install and relocated to its proper
position.
Owner supplies: LVP style selected at Floor & Decor within the $2.00/sq ft
budget.
Contractor supplies: Plywood, self-leveler, transitions, quarter round and paint to
match, toilet wax ring and basic plumbing hardware.
Not included: Rot or mold repair beyond the opened section (quoted only after the
floor is opened), joist or structural work, foyer tile (planned separately), interior painting
(separate project), and anything not listed above.
